The real estate market is leveling out with prices stabilizing and the number of homes sold on the increase, but it is still very much a buyers market.

But the figures for home owners who are trying to sell are daunting!

How many people who are selling their homes know the average time on the market and the average sale price compared to list price?

I would venture to guess it is minimal, otherwise they may look for some other way of advertising their home.

There are definitely homes being sold, but there is still such a volume of homes on the Destin real estate market that buyers have their choice to get the best deals.

So, according to the home sales report for Destin from 2010 the average home in the price range $300,000-$1.2million was on the market for an average of 299 days (10 months) and sold for 89.5% of the list price.

So, let’s view this from the sellers perspective using a median house value of $650,000.

They have to wait 10 months to sell their home mean time making house payments of around $2,500 every month ($25,000). They have to settle for 10% less than the list price. Let’s average that at ($65,000), then they have to pay 6% to the real estate agents, another ($39,000).

This gives a grand total of $25,000 + $65,000 + $39,000= $129,000 to sell a $650,000 home. (this is not taking into account any closing fees).

Surely, this is not what the seller wants.

It would be better just to drop the price of the home by 20% and sell it quick and get it over with.

Or, could there be a better way to get the full value of your home and sell it in less time?

Well, from an internet marketing perspective, it can be done!

The Destin Real Estate market is a tough market to dominate, just like any real estate market. There are usually many companies that have been in the area for a number of years with established websites that get the bulk of the internet traffic. This is especially true in Destin, Florida.

Remember, of all homes sold, 99% started with an internet search. And those searches usually land the buyers on a real estate company website where they can continue drilling down there to find homes for sale.

Now, if you have a real estate agent list your home and it sits on the market a while, it drifts further down the pecking order and doesn’t receive the same promotion as a newly listed home. So, the longer your house is on the market, the less it gets seen.

This is completely opposite in the internet marketing world.

The more time that passes, the greater the effect of the marketing until your property is featured in top positions ALL OVER the internet bringing more calls and more offers.

Oh, and not to forget the most important thing of all- COST!

In the example above, using an internet marketer could save over $120,000 even if it took 6 months to sell!

Should you send letters or post cards for your direct marketing campaigns?  This is a question whose answer depends on your marketing needs.   Sometimes your training can determine the answer.
First and foremost, you MUST have leads that are targeted. The more targeted your leads are, the better the response you will get.   No matter how effective your media is, the results will always depend on how well your leads are targeted.
Probate leads are the only people that receive letters in my business.  People who have inherited property have to go through the process of probate which can take several months.   For this reason, I send them a letter every 30 days that is nice, personalized and sympathetic.  If they have not responded within this time, they are out of my mailing list.
I address the envelope with a red hand-written font and put a real stamp to all my mail.
Everyone else gets 2 post cards, spaced 30 days apart.  I always like my post cards glossy with screaming colors and a real  stamp.   I always use a mailing label with a screaming color different from the rest of the card.
For this reason, they stick out from the rest of the mail.
I prefer to get stamps and address stickers done locally.   I drop my own mail at the post office! This way, I can control when I get the highest volume of calls.  I try to drop my mail by Saturday so that most of my leads will be around Tuesday and Wednesday.Post cards
The beauty of post cards is that they are easy to manage and they are cheap.  For $200 to $300, I get around 5000 post cards.   Postage stamp is the only major cost. The address stickers cost close to nothing. And it is pretty cheap to get the stamps and address stickers done.  I get people to do this work from Craigslist. Regular letters
You will spend more money with regular letters, and you must have a reliable printer.  Alternatively, you can have a generic letter printed for you.  Since I have a good printer I prefer to print personalized letter myself.
I never have more than 100 letters at a time, so I can easily manage this. Odd-letters
I have sent yellow letters in odd-shaped yellow envelops.  They can be expensive, but they can be quite effective.  I therefore gave up on them to keep my costs down.
I have my marketing well optimized that I feel comfortable with the response I get without them.   This is not to say they were not effective – I just have enough leads that I do not find the need to use them.Call to action
A call to action is a must for every marketing piece that tells your prospects what to do next.   At the very least you must include the web address of your real estate investor website AND phone number.
About half the people will sign up from your website. These leads will be fully pre-screened and pre-negotiated. This will save you untold agony of having to repeat yourself numerous times, as well as saving you lots of time and money since you only need a few minutes of your time to know if this is a deal or not.
The other half will prefer to call – there is nothing you can do about this.

Your URL appears prominently so people can visit your real estate investor website from local search results. I have seen a lot of ads with no URL – big mistake.  Such visitors are limited to the information you provide in your description.1)    Google
You do need to open an account with Google.  Go to www.google.com/local/add. They will ask you to log in or sign up.
Go through the signup steps.  You do need to provide an address, even if it is  P. O. Box.
To activate your ad, Google will mail a postcard with a PIN to your address.  Your ad will only be activated once you enter this PIN.2)    Yahoo
Go to www.listings.local.yahoo.com/signup. They will take you through similar steps like Google.  Yahoo will activate your ad within 30 to 45 days.  They do not provide a PIN to activate your ad.3)    Bing
Go to www.bingbusinessportal.com. The steps are just like Google. Bing will send you a PIN by mail to activate their local searches.How to rank highly in local searches
You do need to have more back links than your competitors to rank higher than your competition.
These are links from third party websites pointing to your website.  They rank you more highly the more links you have.
